Offer Instructions
Property must be Owner Occupied. (We do not sell to investors)
Client MUST meet income requirements.
Please reference the 2024 Income Guidelines to verify your client meets the income requirements.
Client must meet Guidelines at 80% AMI.

Your client WILL also have to pass a background check.
a. Please complete and sign the Questionnaire authorizing us to request the background check.
b. All applicants listed on the loan must sign the form. Please include names and ages of children under the age of 18 who will be living in the house. If both spouses are working, we need documents from each.
We need a Prequalification Letter from your client’s Lender.
a. Please make sure the letter matches the Third-party Financing details, including the approved loan amount, number of years of the loan, dollar amount financed, and interest rate percentage.
b. Habitat offers in-house financing. If your client is interested, please reach out to Morgan Gibbs via email - Morgan.Gibbs@TrinityHabitat.org Please CC the listing agent to make them aware of the request.
c. Please notify Listing Agent if ANY Assistance Programs will be used for the transaction.
Offer must be submitted using the 1-4 Family Contract (TXR 1601) (Per Builder request.)
a. Make the offer to Fort Worth Area Habitat for Humanity, Inc.
b. 2% of the Sales Price is required for Earnest Money.
c. No more than 15 days for Financing Approval.
d. Minimum of $100 for option.
e. Maximum of 5 days for Option Period.
f. Preferred Title paid by buyer at Alamo Title - Robin Rogers 714 W. Magnolia Ave Fort Worth Tx, 76104.
g. Survey paid by buyer. Please check Box 2 to be paid by the buyer.
h. Builder provides a Home Warranty so please don’t request an additional one in your offer.
i. We do not accept offers with concessions due to the high demand and affordability of our homes.
j. Broker commission is 2%.
k. Special Provisions must say that Buyers must complete 20 hours of sweat equity (educational classes) in order to close on the property. The property will be conveyed to the Buyer subject to a Declaration of Affordable Housing Covenants, Conditions and Restrictions, and Right of Purchase to be executed by Seller and recorded as part of the closing. NO EXCEPTIONS.
To submit your offer, please include the following:
a. 1-4 Residential Contract (TXR-1601).
b. Third Party Financing Agreement.
c. The most recent 30-day proof of income for all parties on the loan. (There cannot be any gaps between employment)
d. Questionnaire Form.
e. Pre-Qualification letter from your Lender to match third-party form.
f. Addendum for Reservation of Oil, Gas.
g. Square Footage Document.
h. THIS document signed by the buyer and the buyer’s agent.
i. Please submit ALL docs individually in 1 email as separate PDFs.
j. Wire Fraud Form.
k. Square Foot Disclosure.
Our homes sell fast, so please submit your offer for no lower than asking.
Buyers will have to complete 20 hours of sweat equity online and in-person classes. When an offer is accepted, buyers must reach out ASAP to Micah Hogue via email at Micah.Hogue@TrinityHabitat.org. There will be no exceptions. Classes MUST be completed prior to the closing date on the contracted property. If the client does not complete courses then the closing date will be pushed back until required courses are completed.
Agent, this is NOT a typical transaction. The listing agent will submit your application to the builder as soon as ALL documents are received. Please have your clients read the deed restrictions and have them reviewed by their attorney to make sure they are aware of their purchase.
Once you have submitted your complete package, it will take the builder 10-15 business days to respond. We will acknowledge receipt of your offer and let you know where you are in the application process, but please be patient. Builder is open Monday - Friday, if you have a question after hours, we will respond the next business day.
To continue delivering affordable, quality homes in a timely manner we do not offer upgrades or modifications. No color, design, or elevation changes will be accepted. The property is sold as is.
